About this Property

Set on the edge of a small village near the pretty market town of St Jean d'Angély, this extremely attractive south-facing château offers very generous living accommodation, gardens, a swimming pool, extensive outbuildings and country views. The beaches of the Atlantic are less than an hour's drive.

The ground floor of the château has an impressive entrance hall, off which are two large reception rooms - a dining room with fireplace and a dual-aspect sitting room, again with fireplace. Beyond the sitting room are a generous kitchen / breakfast room (with fireplace) a pantry (with service staircase to the first floor) and a laundry room (with WC).

A "secret" door from the entrance hall gives access to the service entrance, from where a corridor leads to a large room (currently used a a games / boiler room) which could make a large third reception room. Off this is a study.

On the first floor there are seven bedrooms and a nursery room. Three of the bedrooms have ensuite shower facilities and in addition to this, there are a shower room and a bathroom. Most of the bedrooms have fine views over the gardens and the countryside beyond.

The stairs continue to the two large attic rooms - with great potential for conversion to habitable spaces (subject to necessary permissions).

To the front of the house is an attractive walled garden, planted with lime trees and with areas of lawn and gravel. To one corner is a barbeque area and two sides are bounded by outbuildings.

The walled garden looks into a second walled garden, laid to grass with outbuildings to either side. Beyond this there is more land.

A gate in the first courtyard opens to another garden, prettily planted with trees, and shrubs with lawn and a children's play area. To one side is the swimming pool.

To the back of the château is another area of garden, laid to lawn with shrubs - from here there is access to the service entrance.

This large property benefits from double-glazing and central heating. It would make a beautiful family home and also offers enormous potential for income generation (subject to necessary permissions).

From the beaches of the Charente-Maritime through the Charente and Deux-Sevres to the lush green of the Vienne, Poitou-Charentes has something for everyone.  Coastal towns with some of the highest number of sunshine days per year, Cognac and goat’s cheeses (what a combo!) and fine properties set in pretty and unspoilt countryside.   And the value for money here has to be seen to be believed!

Testimonials

    Testimonial by Andrew Cotton

Having decided to go ahead with our plan to buy an investment property in France, we initially tracked the market across a number of websites and across a wide area covering the Dordogne and the Lot regions. It quickly became clear that the responses we received from the Beaux Villages team were the most helpful and, based on some discussions about what we were looking for, we were able to put an initial viewing trip together. Based on this viewing trip, we narrowed the geographic area of our search and Beaux Villages became the leading agent we spoke to, including arranging some visits to see properties that were not exclusively listed with them, which made the viewing trips easy to arrange and manage. After a second viewing trip, we found our dream property, albeit at a price which was a little over our budget. At this point, the Beaux Villages team helped us navigate the process of understanding what the different stages of the offer and purchasing process would be, what the fees for each aspect would be and allowed us to put together an offer which was rejected initially, but some months later secured us a property we are really pleased, and sometimes a little amazed, to now own. Without the input of Judith Whitlow [, and her husband Kevin,] we would have not had the confidence to navigate the process successfully. Their input, from the initial offer all the way through to the couple of weeks after our purchase went through (when dealing with some of the issues which arise when buying a property abroad), was clear, pragmatic and incredibly helpful. Based on their experience having lived in France for some time and the clarification they could therefore offer on issues which were sometimes difficult to understand and assess, we felt very comfortable making decisions about what is a very significant investment for us. I warmly recommend Judith to anyone considering purchasing a property in France – without them, we would have had a much more difficult time getting to completion.
